Pink's Windows Hudson Valley is an established window cleaning franchise operating seven protected territories across Ulster, Dutchess, Orange, Columbia and Westchester counties. The business did $765K in revenue in 2025, its first full year, and $867K in 2026 through early October. Trailing twelve month revenue is about $1.
15M. Less than the franchise fees alone. Seven new territories at the current $65,000 franchise fee would cost $455,000 before a single customer.
This sale includes the territories, an active customer base, $370K of work already scheduled for 2027, a trained team and all equipment. Next year's revenue is already on the books. About $370,000 of visits are scheduled in Jobber for 2027.
The business has 242 recurring clients and about $20K in monthly recurring job value, up 67% year over year. Roughly 86% of revenue comes through Jobber Payments, and residential invoices are paid in one day on average. The lead engine already works.
Since launch the business has received more than 4,700 inbound service requests and converted over 1,600 quotes, with 46% quote conversion in September 2026. In September, 57% of revenue came from the Pink's website and 32% from Facebook ads. The Google and Meta ad accounts transfer with their full performance history, so a buyer inherits a lead engine rather than building one.
Field operations run without the owner. A general manager runs daily operations with a field team of about nine technicians, all W-2 through a PEO. The owner's time goes to growth and marketing, not scheduling or crews.
The current general manager is not expected to continue after the sale, so the role is open for an owner-operator who wants to step in and keep the salary. Documented SOPs cover hiring, onboarding, field work and recurring client email campaigns, and an automated applicant screening line keeps the hiring pipeline full. Low fixed overhead.
There is no storefront or commercial lease. The business runs from a mailing address, and vehicles are parked off-site. Included in the sale: all cleaning equipment, water-fed pole systems, ladders, tanks and tools, uniforms and supplies, the Jobber account with complete client and job history, and the ad accounts.
Leased service vehicles, Ram ProMasters and Ford Mavericks, transfer to the buyer subject to lessor approval. Clear upside for a new owner: - Convert one-off clients to recurring service plans. Most revenue is still one-off, so this adds predictable income quickly.
- Westchester and Columbia are underpenetrated. - Ad spend was cut in late summer 2026. Restoring it to spring levels should lift lead flow right away.
- House washing and gutter cleaning upsells to the existing client base. - Commercial accounts. - An owner-operator steps into the general manager role and keeps the management payroll.
Individual territories may be available separately to qualified Pink's franchisees. On price: the business is priced on its territory rights, customer base and scheduled 2027 work, not on current earnings. The books reflect a two-year build-out with heavy launch marketing and management overhead that a new owner does not need to carry.
An owner-operator pro forma and full financials are available to qualified buyers under NDA. This is an asset sale, subject to franchisor approval. The buyer pays the franchise transfer fee.
